Broxtowe Borough Council is seeking market feedback to inform the operational model for Pencil Works, a new £6.2m enterprise hub in Stapleford Town Centre.

Currently, a proposed partnership-based model is preferred to allow the Council to collaborate with a specialist operator, but market insight is needed.

The Pencil Works will provide 1,000 square meters of office, retail, makerspace and creative facilities as part of the £21.1 million Stapleford Towns Fund.

The project is an UK Government Towns Fund investment currently under construction and expected to complete in October 2026.

The project name has been inspired by Stapleford’s historic 1915 F. Chambers & Company Limited Pencil Works factory which architects, Maber, are playing homage to in the design and landscaping.
